Construction Commences at East Village

Birchmore & IDA commence construction at newly unveiled East Village, Sunbury, announces anchor tenants.

Community-focused developer Birchmore and principal capital partner, IDA, have commenced construction at East Village Sunbury.

When complete, East Village Sunbury will be a circa ~9,250sqm neighbourhood retail and civic centre anchored by a full-line Woolworths supermarket, speciality retailers, food and beverage precinct, public town square, swim school, a medical centre, and more, all of which will be set amongst landscaped outdoor dining spaces.

The centre, comprising part of the broader Kingsfield community located on Lancefield Road in Sunbury, spans 2.4 hectares in total, and will feature five standalone buildings centred around an on-grade car park with parking for up to 263 cars, with additional undercroft parking for a further 175 cars.

Leading architectural practice Genton Architects was chosen for East Village Sunbury following a design competition, calling for several of Australia’s best-known retail architects to design a centre that achieves a seamless integration of proposed retail and civic uses, while remaining sensitive and sympathetic to Kingsfield’s family oriented and environmentally responsible community.

With community needs at the core of its conception, the centre has been designed as a series of interconnected spaces catering to connection and social interaction, delivering walkable convenience where people can come together at any time.

In addition to major anchor Woolworths, multiple national tenants have pre-committed to East Village Sunbury, including KingSwim, Anytime Fitness, Priceline and a medical centre, in addition to a number of exciting food and beverage tenancies.

The centre will be delivered in one stage by commercial contractor Mainbrace Construction, and is due for completion in Q4 2026.

The centre is already 70 percent pre-leased, and is also anticipated to cater to Sunbury’s rapidly growing township, where population is expected to grow by 165 percent over the next 20 years (according to market research commissioned by Birchmore).

Set within the Kingsfield community, East Village Sunbury will complement the residential growth across the Lancefield Road Precinct Structure Plan, where 21,430 dwellings currently exist ahead of another 64,250 predicted.

Centre trade is also anticipated to benefit from the circa 8,500 daily vehicle movements along Lancefield Road, with convenient vehicular entries and exits also at the forefront of the centre’s design.

East Village Sunbury will also feature a Food Hall with five retail spaces and two kiosks, as well as a unique local laneway to be known as Market Row, which was designed to bring together food and beverage retailers with outdoor seating areas and green open spaces.
